What areas do you cover?

We cover the whole of London and Surrey.  If your property is a little further away please let us know and we will discuss if the location is suitable for us to attend.

What do I need to provide to confirm a booking with you?

Please send us us the following information:

  • Full property address 

  • Number of bedrooms

  • Furnished/unfurnished

  • Type of property, house/flat

  • Date you would like the inventory or checkout completed

  • Tenants details to arrange booking if we are to contact them directly

We will then contact you to finalise your booking

Can I make a last minute booking?

Yes.Simply contact us by phone or email and we will let you know if we are available. Please note in busy summer periods there is less availability so the earlier you book the more likely we are to be able to book you in.

How long does it take after you have visited the property for you to send us the report?

100% of our jobs this year have been sent within 24 hours.  The vast majority are sent on the same day.  Most of the jobs sent the following day are because we have had to contact the building manager for meter readings. If for any reason you need the report on the same day please let us know at the time of booking and we will try to accommodate you.

Do you collect keys?

Yes. We will collect keys.  If the property is far from the location of the keys we will discuss a potential slightly higher fee for the additional travelling.

Can you do a check out if someone else has done the inventory/check in?

Yes.But we will need the report before we attend the check out. A check out compares the condition of the property to what it was at the time the tenants moved in so it’s an essential document.

Do you take videos of the property?

Yes.We do have a video function.  The inventory or checkout is mostly about the deposit.  The deposit schemes go by the wording and photos of the report. We use videos occasionally for the benefit of those reading the report where a photo will not show the fault, such as a loose tap or a flickering light, we do not charge extra for this. If you would like us to video the whole property please let us know at the time of booking, this will be at an agreed additional cost.

Does the tenant need to be present for the check-in or check-out?

Yes.Not necessarily. It is not always possible for the tenants to attend.  If the tenants cannot attend simply arrange with us a place to collect and return the keys.

On check-outs do you assign liability for damage?

Yes.We note by each defect if we judge this issue to be a tenant liability or fair wear and tear. The checkout report is based on the check-in report. So if for example, an item is missing at checkout that was present at check-in we will note this as a tenant liability. It is then for the tenant and the landlord or managing agent to discuss any deposit deductions.

Do you work on Sundays?

Yes.Please make the request and we will let you know our availability.

Do you charge missed call out fees?

Yes.We do if the booking is cancelled too late but we can always discuss each case whenever this occurs.

When is payment due?

Yes.We ask for payment within 30 days. If for any reason this isn’t possible please let us know at the time of booking.

What are your prices?

Do you test smoke alarms?

Yes. If there is a test button and the alarm is within reach we will test the alarm. If there is any reason we shouldn’t test the alarm, such as a sprinkler system in the property or it is building managers rules for us not to test, please let us know at the time of booking.
